Builder carpet is not what you had before
The carpet in a new build is chosen on cost, and that changes how it behaves.
Most of it is polyester or olefin rather than nylon, and those fibers act differently. Polyester resists water-based staining well and holds onto oil. Olefin releases soil readily and wicks stains back up as it dries, which is why a spot on olefin can look gone and then reappear the next morning.
That wicking is not a failed cleaning, it is the fiber doing what olefin does, and it needs different extraction to manage. Knowing which you have changes the approach, and we identify it on the walkthrough rather than guessing.
The corridor is still under construction
Southeast Mesa is being built out continuously, and that puts something specific into your carpet.
Lots being graded nearby means fine construction dust arriving in volumes an established neighborhood never sees, on top of the ordinary desert grit. It comes in on shoes and through doors and it settles straight to the base of the pile.
Which means newer houses here frequently need this sooner than their age suggests. A two-year-old Eastmark carpet in the middle of an active phase can be holding more than a five-year-old carpet in a finished neighborhood.
The first clean is the one that matters
Worth being direct about, because it is where carpet life actually gets decided.
New carpet arrives with a factory protectant on the fiber. That protectant wears off through traffic and vacuuming over the first couple of years, and once it is gone the fiber is exposed to everything.
Cleaning and protecting before the lanes start showing is worth considerably more than cleaning after they do, because the first is prevention and the second is damage limitation. Once a lane has worn, nothing recovers it.
That is an argument for doing it earlier than most people do, and it is also why protectant is on the add-on list rather than built into the price. You should be choosing it deliberately.
What is actually wearing your carpet out
Not the stains. The grit.
Mesa dust is fine and it is abrasive. It works down past the tips of the fiber into the base of the pile, where vacuum suction does not reach, and then it grinds against the fiber every time somebody walks through.
That is what wears traffic lanes down, and it is a mechanical process rather than a cleanliness one. Once the fiber is physically worn, no cleaning brings it back. A worn lane stays visible after the best clean anybody can do, because the carpet in that strip is genuinely different from the carpet beside it.
Getting the grit out on a cycle is the single biggest thing that extends carpet life in a Mesa house. Not for appearance. For the fiber.
If your carpet feels crunchy, that is not dirt
One of the more useful things anybody can tell you about carpet, and it costs us nothing to say.
Carpet that feels stiff or crunchy underfoot is almost always detergent residue from a previous cleaning. Somebody shampooed it and did not rinse properly, so soap stayed in the fiber.
The reason that matters is what soap does next. It attracts soil. So a carpet with residue in it gets dirty faster than it did before, which is why people end up on an accelerating cycle of cleanings and conclude their carpet is simply old.
Proper rinsing matters as much as the cleaning does, and it is the step that gets skipped when a job is priced too low to allow the time.

- Walk the rooms with you. Fiber type, soil level, the specific stains you are worried about, and a straight answer about what to expect from each of them before anything starts.
- Pre-treatment matched to the fiber and the soil. Pet areas and grease spots get treated separately rather than being sprayed over with the rest of the room.
- Orbital agitation. The step cheap cleanings skip. The head works solution down into the fiber instead of leaving it sitting on top, which is the difference between the surface looking better and the carpet actually being cleaner.
- Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue left behind is exactly what makes carpet re-soil quickly.
- Walk it together before anything goes back on the truck.

Light furniture on request as part of the service. Chairs, small sofas, side tables, ottomans, coffee tables. Not beds, oversized or heavy pieces, or anything with electronics or breakables on or inside it. We clean right up to and around whatever stays.
How long until we can walk on it?
Dry to the touch in a few hours usually. Run the air conditioning or a ceiling fan, since airflow is what does it. Full dry time depends on humidity, airflow and how soiled the carpet was.
