Stairs take everything

In a two-story family home the staircase is the single hardest-working carpet in the building, and it is not close.

Everybody in the house uses the same twelve square feet, many times a day, and they use it with more force than they use a floor, because going up a stair means pushing off it. That concentrates both soil and mechanical wear into a tiny area.

Pets, and where the problem actually is

The thing that determines whether pet odor is fixable is depth, and it is not visible from the surface.

Urine in the carpet fiber responds to treatment. Urine that has soaked through the backing and into the pad, or further into the subfloor, does not respond to surface cleaning, which is why the smell comes back a week later and people conclude the treatment failed.

Thirty years of carpet changes

These houses date to the eighties and nineties, so most are on their second or third carpet.

That matters because it tells you the fiber is probably newer than the house. A carpet installed in 2015 in a 1989 house behaves like 2015 carpet, and it is likely polyester rather than the nylon that would have gone down originally.

So the age of the house tells us very little here. What matters is when the carpet went in and what it is made of, and we establish both on the walkthrough rather than assuming from the build date.

What is actually wearing your carpet out

Not the stains. The grit.

Mesa dust is fine and it is abrasive. It works down past the tips of the fiber into the base of the pile, where vacuum suction does not reach, and then it grinds against the fiber every time somebody walks through.

That is what wears traffic lanes down, and it is a mechanical process rather than a cleanliness one. Once the fiber is physically worn, no cleaning brings it back. A worn lane stays visible after the best clean anybody can do, because the carpet in that strip is genuinely different from the carpet beside it.

Getting the grit out on a cycle is the single biggest thing that extends carpet life in a Mesa house. Not for appearance. For the fiber.

If your carpet feels crunchy, that is not dirt

One of the more useful things anybody can tell you about carpet, and it costs us nothing to say.

Carpet that feels stiff or crunchy underfoot is almost always detergent residue from a previous cleaning. Somebody shampooed it and did not rinse properly, so soap stayed in the fiber.

The reason that matters is what soap does next. It attracts soil. So a carpet with residue in it gets dirty faster than it did before, which is why people end up on an accelerating cycle of cleanings and conclude their carpet is simply old.

Proper rinsing matters as much as the cleaning does, and it is the step that gets skipped when a job is priced too low to allow the time.

1. Walk the rooms with you. Fiber type, soil level, the specific stains you are worried about, and a straight answer about what to expect from each of them before anything starts.
2. Pre-treatment matched to the fiber and the soil. Pet areas and grease spots get treated separately rather than being sprayed over with the rest of the room.
3. Orbital agitation. The step cheap cleanings skip. The head works solution down into the fiber instead of leaving it sitting on top, which is the difference between the surface looking better and the carpet actually being cleaner.
4. Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue left behind is exactly what makes carpet re-soil quickly.
5. Walk it together before anything goes back on the truck.
