Worth leading with, because it is genuinely good news and the opposite of what people expect from old carpet.
A two-person household does far less mechanical damage than a family of five. The carpet may be twenty-five years old and have very little wear in it, because wear comes from footfall rather than from years passing.
Carpet like that cleans up remarkably well. The soil is there, settled in over decades, but the fiber underneath is largely intact, so removing the soil reveals carpet that is genuinely in good condition rather than carpet that is merely cleaner.

Where the wear actually is
In these homes it is concentrated rather than general, and it is predictable enough to describe in advance.
The path from the bedroom to the bathroom. The route from the kitchen to a favorite chair. The few feet inside the front door. Those strips get walked thousands of times while the rest of the room barely gets touched.
So a Leisure World living room frequently has one visible lane across otherwise excellent carpet. Cleaning improves that lane and will not erase it, since the fiber there has genuinely worn. The rest of the room usually comes back beautifully.
What is actually wearing your carpet out
Not the stains. The grit.
Mesa dust is fine and it is abrasive. It works down past the tips of the fiber into the base of the pile, where vacuum suction does not reach, and then it grinds against the fiber every time somebody walks through.
That is what wears traffic lanes down, and it is a mechanical process rather than a cleanliness one. Once the fiber is physically worn, no cleaning brings it back. A worn lane stays visible after the best clean anybody can do, because the carpet in that strip is genuinely different from the carpet beside it.

- Walk the rooms with you. Fiber type, soil level, the specific stains you are worried about, and a straight answer about what to expect from each of them before anything starts.
- Pre-treatment matched to the fiber and the soil. Pet areas and grease spots get treated separately rather than being sprayed over with the rest of the room.
- Orbital agitation. The step cheap cleanings skip. The head works solution down into the fiber instead of leaving it sitting on top, which is the difference between the surface looking better and the carpet actually being cleaner.
- Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue left behind is exactly what makes carpet re-soil quickly.

Dry to the touch in a few hours usually. Run the air conditioning or a ceiling fan, since airflow is what does it. Full dry time depends on humidity, airflow and how soiled the carpet was.
